Founding: Founded in 1967 as the National Association of Industrial Parks.

CREDA is a North American trade association for commercial real estate developers, owners and investors and for the firms that serve them. It was founded in 1967 as the National Association of Industrial Parks, became the National Association of Industrial and Office Parks in 1976, retired the words behind the acronym in 2009, and dropped the NAIOP name entirely on 1 July 2026 in favour of the Commercial Real Estate Development Association. It reports more than 21,000 members and 54 chapters across the United States and Canada, and is headquartered in Herndon, Virginia. Membership is individual and open on application, with categories defined by the type of work the member's firm does and by how many colleagues have already joined the same chapter. Dues are set chapter by chapter and are additionally scaled by age, so there is no single national rate. Activity centres on local chapter programming, national conferences, a research foundation, advocacy in Washington and provincial and state capitals, and a Developing Leaders programme for members aged 35 and under.

How it works

Members join through a chapter, which sets its own dues on top of the national membership. Chapters run their own events, committees, tours and Developing Leaders groups. National programming includes conferences, the association's research foundation output, and federal and state or provincial advocacy. Members without a nearby chapter can join as Members-at-Large and take part in corporate conferences.

Typical member

Membership is individual rather than corporate, though companies routinely pay for staff. CREDA's application form splits members into Principal members (people whose employer's primary business is development, ownership, asset management or investment) and Associate members (people at firms providing products and services to that industry), with further tiers for second, third and subsequent people from the same firm in the same chapter.

Requirements are the tests the organization itself publishes: an age ceiling, a company-revenue floor, a net-worth minimum, a role. Where a figure straddles a range, the organization's own assessment decides. Local chapters can apply stricter tests than the published standard.

CREDA emails a confirmation or a request for supporting documentation, and new members get immediate access to association resources and their local chapter. Student, academic and public official categories require documentary proof.

Independent context

The most important practical fact about this organisation in 2026 is the name. The NAIOP brand carried nearly sixty years of recognition in industrial and office development, and it was retired in the middle of 2026; anyone searching for NAIOP will land on CREDA. The second fact is that dues are genuinely chapter-specific. CREDA says dues depend on the chapter, the member's age and how many colleagues from the same firm already belong, and it does not publish a national rate card, so quoted figures should always be tied to a named chapter and year. Like ULI, this is an open-application association rather than a screened community: the eligibility test is what kind of work you do, not who vouches for you. It suits people who want local development-industry contact and policy access; it does not offer confidential peer advisory work.
