National Real Estate Investors Association

Independent real estate investors and landlords, and the local investor associations, property owner associations, apartment associations and landlord associations that serve them

National REIA is a federation of independent local real estate investor associations in the United States, founded in 1985 and run as a 501(c)(6) trade association from Crestview Hills, Kentucky. It reports more than 120 local chapters and roughly 40,000 members. Individuals cannot join nationally: membership runs through an affiliated local association, and the national body's own join page is an application form for local groups wanting to affiliate. What the national organisation supplies is a layer on top of local activity — negotiated member benefits such as a Home Depot rebate programme, education through National REIA U, publications, legislative advocacy, and a national code of ethics that member groups must adopt as a condition of affiliation. That code carries specific substantive rules, including a prohibition on inflating property valuations beyond a stated margin of fair market value and a requirement to disclose property conditions fully. The board can deny, revoke or suspend a group's membership for failing to maintain those standards.

How it works

A real estate investor joins a local association — in Washington State, for example, REAPS — and receives National REIA benefits through it, entering the national member portal with a chapter code. Local associations set their own dues, meeting schedules and programming. The national body affiliates groups, negotiates vendor benefits, runs online education, publishes Real Estate Investing Today, and represents the sector on legislative issues.

Typical member

Individual members are private real estate investors and landlords who belong to a local association. The federation's direct members are the local associations themselves, which range from small investor clubs to established landlord and apartment associations.

Requirements are the tests the organization itself publishes — an age ceiling, a company-revenue floor, a net-worth minimum, a role. Where a figure straddles a range, the organization's own assessment decides. Local chapters can apply stricter tests than the published standard.

Application process
Individuals find a local association through National REIA's locator, join that group, and then create a national account using the group's chapter code. Local associations wanting to affiliate complete a separate application form on the national site and must adopt the national code of ethics.

Not publicly disclosed for individuals, who are admitted by their local association. For affiliating groups, the national board decides membership and may revoke it for ethics breaches, but no acceptance rate is published.

Initiation fees are paid once on joining; dues recur. Chapter dues, retreats, travel and events are usually additional and are listed separately when the organization discloses them. Figures are as published or reported on the date shown — not quotations.

Ranges are taken at their midpoint; monthly dues are multiplied by twelve; the first-listed figure of each fee type is counted and later tiers of the same type are shown but not added; retreats, travel, events and anything the organization does not publish are left out rather than guessed. Independent context

The important structural fact is that National REIA is a federation, not a membership organisation you can join directly, so "National REIA membership" always means membership of some local group with a national overlay. Quality therefore varies with the affiliate rather than with the national brand, and any assessment should be of the specific local association. The code of ethics is the one genuinely distinguishing feature: it is unusually concrete for a trade body in this sector, with rules about valuation and disclosure and a board power to expel groups, which matters in a field with a persistent problem of seminar-driven promotion. Neither national dues nor a typical local dues range is published, and the 40,000 member figure is self-reported and aggregated from independent affiliates, so it should not be treated as an audited number.
