REAPS is a non-profit real estate investor association serving the Puget Sound region, founded in 1983 and administered from Bellevue, Washington. It is the Washington State affiliate of National REIA, so members receive national benefits such as the Home Depot rebate programme alongside local ones. Its model is high-frequency, low-cost education and networking: more than 50 live events a year that are free to members, with monthly meetings in Mercer Island, Fife, Everett, Bremerton and Bellingham, a commercial real estate group in Bellevue, and smaller formats including breakfast meetings and coffee conversations. Topics run across wholesaling, flipping, buy-and-hold, lending, short-term rentals, rental management, apartments and raising capital. Dues are published: $249 a year or $29 a month for an individual, $399 a year for two people at one household or office, and $99 a year for an online-only membership that excludes in-person meetings. Business memberships run from $499 to $3,199 a year depending on how many people they cover. First-time visitors can attend one main monthly meeting free.

How it works

Members attend recurring meetings across the Puget Sound area, with the Mercer Island meeting the largest and the one that draws national speakers. Events typically run 20 to 100 attendees. Between meetings, members use an online member area with webinar replays, a member forum, a members' directory and vendor discounts. Online-only members get one or two Zoom meetings a month instead of in-person access.

Typical member

Members are individual real estate investors (flippers, wholesalers, buy-and-hold landlords, lenders, short-term rental operators) at a range of experience levels, alongside business members such as contractors, lenders and property managers who buy the paid business tiers.

Requirements are the tests the organization itself publishes: an age ceiling, a company-revenue floor, a net-worth minimum, a role. Where a figure straddles a range, the organization's own assessment decides. Local chapters can apply stricter tests than the published standard.

Independent context

REAPS is the regional-club end of this batch, and it is priced accordingly: at $249 a year it is a fraction of what the institutional real estate associations charge, and the value is meeting frequency rather than status. The published structure is unusually transparent for a local investor group: dues, tiers, meeting locations and a free first visit are all on the site, which makes it easy to assess before committing. Two things to be aware of. First, investor associations in this sector often carry heavy vendor and speaker-promotion content, and REAPS's business membership tiers make explicit that sponsors are paying for member access; prospective members should attend the free meeting and judge the balance. Second, REAPS does not publish a membership count, so its claim to be the largest such association in Washington State cannot be checked.
